        How has Ray White North Lakes adapted the business with the current government restrictions in place?
        Well for many people the idea of buying a home without physically seeing the property is pretty strange. Due
        to restrictions however, this has become a reality in recent months. To remain the market leaders, we had to ask
        ourselves the question: “How can we make buying as easy and as comfortable as possible?” Videos that show
        every aspect of the home is critical (I’m talking cupboard spaces, the hot water system… everything!), but also
        making the actual purchasing process easier with electronic signing applications. It was not one thing we did
        to adapt; it was a combination of many activities that ultimately made and continue to make every step of the
        buying process easier and more comfortable.


        With so much uncertainty in the market, has this impacted buyer behavior?
        Not as much as you would think! Buyer behavior has remained very similar during Covid-19, but the general
        trend is that buyers have become far more knowledgeable. They know what the home down the street and
        around the corner sold for last month. They’re coming in armed and ready so to speak. This is why having the
        right agent representing your home to show value and negotiate the best price is so important!

        What advice can you give to homeowners currently contemplating whether now is the right time to sell?

        Well first and foremost, don’t be afraid to give us a call or pop in for a chat. We always have one of our 8 top
        performing sales agents here to answer any questions you may have! But in a nutshell, sell now. The market
        is great, and we’re achieving fantastic sale prices. Why? Because buyer demand is huge. We have double the
        number of qualified buyers on our database than this time last year waiting for the right home, and when it
        pops up, they’ll pay a premium price to secure it. We don’t have a crystal ball, but when government subsidies
        disappear, we’re predicting a shift in the market and more homes will hit the market as the financial pressure of
        the economy sets in.

        Why do you think Ray White North Lakes achieves such great results for your clients?
        It’s in the culture. We work hard, and we work together. It’s not about just selling the home; it’s about achieving a
        premium price for our clients. That’s the difference. In terms of sale and marketing strategies, we employ various
        methods to create competition amongst buyers. The only sure thing that can change a potential buyer’s mind
        and increase the offer is the realisation there are others who desire the same home and are prepared and willing
        to pay more. How? That’s our secret!

        What do you see for the future of the North Lakes market?

        A big shift. Some of the older areas of North Lakes are become incredibly desirable. Buyers love that established
        and quiet feeling. Estates like Woodside and Greengate nestled away at the back, far from the hustle and bustle,
        are becoming sort after. Having said that, many buyers are still chasing the modern feeling in other parts too. I’m
        predicting a renovation revolution in the older sections offering the best of both worlds: the cozy relaxed feeling
        with contemporary finishes. But we’ll just have to wait and see!
